The short answer
Building near the coast does not create one universal specification. New Zealand homes are classified for wind and corrosion exposure, but the site's orientation, topography, shelter, distance from salt water and local microclimate all matter. The designer or engineer should establish the relevant exposure and compliance pathway for the project. Materials, coatings, fasteners, flashings, joinery and junctions then need compatible durability and weathertightness decisions, supported by a realistic inspection and maintenance plan.

Dissimilar metals, treated timber, runoff and adjacent products can interact. Follow the designer's details and manufacturers' compatibility and separation requirements.
A suitable product can still underperform if coatings are damaged, cut edges are untreated, fasteners are wrong or installation leaves water and salt trapped.

Most of the risk concentrates at interfaces rather than across uninterrupted surfaces.
Window and door installation, head flashings, sill support, jambs, air seals and cladding interfaces need coordinated details and careful construction.
Roof edges, valleys, parapets, penetrations and roof-to-wall connections combine water flow, wind pressure and different materials.
Thresholds, membranes, drainage, balustrade fixings and wall connections should be resolved together, with access for future inspection where possible.
When extending or recladding, new materials must connect to existing structure and envelope conditions. Investigation may be needed before final details and scope are confirmed.

Some exterior systems need regular washing and checks to remove deposits and identify coating, sealant or fixing deterioration. Follow project and manufacturer guidance.

Sealants, coatings, hardware and some membranes have service lives shorter than the building. Detailing should anticipate inspection and replacement.
Keep product information, colour and coating systems, warranties, installer records and maintenance schedules together for future owners and trades.

The build sequence needs to protect the unfinished structure and allow quality work in changeable conditions.
Recladding, extensions and exposed structural work may require staged opening, shrink-wrap or other protection appropriate to the scope and site.

Materials and fixings should be stored and handled to avoid salt, moisture or coating damage before installation.
